  • You're $77,000,000.00 in hock and you're trying to drag us all down with you?I own a house and it's not all "wine and roses." like you paint it out to be.First of all what about the cost of repairs and maintenence?Or is it that you think that everybody is a total sucker and is going to buy houses that are in disrepair or in desperate need of an overhaul?Growing up I had the honor and the priviledge of learning carpentry,plumbing and electrical repair work from licensed contrators and licensed plumbers in NYC where I was born and raised and moved away from because of how extremely dangerous and extremely expensive NYC has become.Even though I do my own repairs and thereby save myself the expense of hiring expensive contractors and plumbers the cost of the parts still kick my ass.Before I settled on buying this house I was shown other houses that had been "patched up" just to get the houses sold and let me tell you that "patching up" houses only serves as a bandaid and usually covers up things that will end up costing a home buyer a lot more in the long run.Seriously Kevin,exactly how stupid to you think people really are?People are leaving places like NYC and California in droves and here you are trying to offload those shit houses that you most likely "patched up" in order to sell them off to the first unsuspecting sucker that happens to be unfortunate enough to run into you.My advice to you is to stick to trying to sucker people in with your "webull" bullshit,you stand a better chance at netting more suckers with that "webull" crap than you stand at selling your "patched up" houses that you keep trying to unload because people are not really as inherently ignorant and stupid as you would like them to be.

  • Just a friendly suggestion that you stop buying the same house over and over in SoCal. Most of your homes are built pre 1990 and aren't strapped to their foundations. You are one earthquake away from some serious headache. Diversify not only in investment class but also with in each class diversify. You having essentially 20 of the exact same house in the same location is like only owning one stock. Branch out - Florida is an AMAZING place to buy using your strategy - homes that are 750k in SoCal are 350 to 400k there, and you can get similar rents. Buy CBS. You only cashflow negative if you do a 15 not 30 yr.

  • Greetings from Romania! Don't know if you'll see this message but there's a traditional saying here in Transylvania: Hope will never die. I'll get right into my question. I want to level up my investing life and buy a two bedroom apartment in a big university city that has a lot of demand regarding rent. The rent here it's like 350-400 euros per month on a two bedroom apartment which costs up to 90k euro. In this case I'll get up making 5% a year off my investment in the best case scenario (if i get it rented all year long with no repair) Isn't that year earnings low? What % of return/year should i expect for a good investment? Looking forward to your reply! Stay safe and keep up the great job you're doing!

  • But the only reason Kevin can risk having so much debt is because of the immense amount of income he receives from this channel and courses. He can afford to pay mortgages if his houses were to become vacant. For the average person I don’t understand how someone could leverage all that debt with just a job. Seems like anyone who invests in real estate at this level can do so because they have high income to leverage. They usually have a business. Correct me if I’m wrong please.

  • I moved to Las Vegas in 2009, just to buy real estate. I bought 14 condos cash which allowed me to cop 2-4% off each one. My average price was $62,000 per unit. These same condos were $180,000 1 1/2 years earlier. They have now doubled to tripled in value. Just like stocks, all that matters is your entry point price. Cash is king. Leverage is not. Hey Kevin, what's the cap rate on that $317,000 home. What's the HOA and tax rates? What are the rental comps. Is it single story? Do you have positive cash flow? I'll show you my properties if you show the public yours. Lastly, try find fixer uppers these days when everyone with a little money is trying the same. It's a sellers market. People you don't want to buy under those conditions. Listen to me now and believe me later. My best friend used 1031 exchanges for years. He filed for bankruptcy 6 years ago. Why? Because the real estate market crashed, he lost some tenants, and he had to pay his deferred taxes, which he couldn't. But, at least you're investing Kevin, so good for you.
