This area of Kentucky is kind of a throwback. It's a combination of the way the West was and the way the 1950s were. It's quiet and it's peaceful. This Ranch epitomizes the old days where we are right here. I've always wanted to be a Rancher and so we thought we'd like to own a real cattle ranch. It just happened that there were three or four different properties for sale all at once. My wife and I chose this location to put an unbelievable Ranch like this together. "The land is what is for sale. There is an old house that really just needs to be burned." Land with no house limits your market and maybe to only cash buyers? 2. If the Fascist Nazi DemocRATS defeat Trump in 2020, those Communists will confiscate your guns, and their Green New Deal will outlaw cattle & cows, replaced by Alexandria O'Crazy-Cortez's "eat the babies" agenda.     • Hi Grumpy old Marine, I was supposed to mention the house has no value - needs to be scraped (simple to do). The barn is an equipment shed that is small. You can grow a garden pretty much anywhere - but there hasn't been a garden there in years. It has been a successful cattle and hay operation for decades.   • 200 acres is awfully small what are you going to raise four or six head of cow and that's it? How much cattle can you raise on 200 Acres considering you also need to use a good portion of that to grow your hay and who is going to cut the hay you'll have to give them 50% of the cuttings.

I could have made much more money in other commercial real estate - but I am so much 'richer' with beautiful sunsets, riding around the farm with my wife and kids. Cutting firewood together, learning how to hunt - spending quality time together. People don't buy things - they buy feelings, right? I see a ton of people buy campers and motor homes - worst investment ever, right? - but they are buying quality time with their family --- you can't put a price on that. @Randy Finfork, you are 110% right - this farm IS about a legacy for your family. Think about it - even if you don't farm it and just rent it out - so someone else gets to own the machinery and you just get a small rent check (the way we do it on our farm) , it goes up in value and you get to spend time with your family. In the end - memories is all we got.

    • @Taylor - people ask all the time and they are correct, the price needs to be in there --- but the prices change. We had a farm similar to this - about the same price, and it sold for $210k less than asking. It all comes down to the motivation of the seller. So we are starting to put an "ISH" price in there now - and when people are interested they come and negotiate with the agents. There are deals out there for sure!
