  • Thanks for your informative video . I am looking at several properties in my state and ones nearby . If I heard you right you said it's the buyer's responsibility to pay to clean up a hazardous dump site found on a property they bought ? That sounds like a bait and switch deal . That should fall on the previous owner not someone who had nothing to do with it . I just want a place to live out the rest of my days in nature . Live off the land as much as possible and not have people dictate what I must or mustn't do except for obvious things like immoral unsanitary illegal or anything considered not being a good steward of the land . I certainly need to do my homework and any land I do look at will include seeing if the neighbors are meth heads dope growers or satanists etc. , although those people are usually good at hiding what they do . On the flipside I have met the nicest people on earth in rural areas , truly God fearing honest hard working salt of the earth people that are worth their weight in gold or more !

    • @nathan haltom I guess if you consider it that way then in a sense you are renting the food you eat, the car you drive, and the money you make is also. Do we really own anything? Everything is temporary, even our life on this earth. As they say, only death and taxes are certain. Taxes on 4.5 acres in rural Tennessee are minuscule compared to urban New York. I pay $300 per year on 11 acres.

  • I work for an electric utility in a rural area and I have heard several instances where a person would purchase a piece of property, get ready to build their home and then come to us to have power ran. We would go out to figure out how to get power to them and have to give them the bad news that they are several miles from the nearest power lines and it was going to cost them thousands of dollars to get power. There is also the chance their neighbor won't let us run lines across their property, so we have to build from another direction that winds up costing a fortune. Of all the items listed, I think utilities would be at the top of my list. (Keep in mind I do work in the industry though.)

    • Absolutely do your due diligence, otherwise you are bound to become the fool. Often words like easement during the negotiations is just white noise. Own your road frontage, own your water and have available electric. Additionally know the exact bandwidth/cell access or reception. I’ve seen people build multimillion dollar properties with no option for viable internet. Brother Elon May very soon change that, but it’s not great when someone buys a magnificent home with the expectation of some form of internet service and discover the have zero options.

    • @DANIA The thing is, you can split the cost with a neighboring property owner or owners if worst comes to worst. When Chris Biggers said that people wouldn't let them run electrical utilities through their property, I was thinking "what idiots". Saves them money if they want to build anything in the future, and increases their property value being close to a utility line. That is, unless they're already bordering a road with utilities.

Not enough room for house, garden large enough to supply food for self and animals, etc. I used to live in a 2 acre plot with my family and we own a 160 acre farm. I can tell you that 3 acres is not nearly enough. Especially if you're assuming no farming equipment, fuel and feed, fertilizer storage. You are just pulling #s outta your ass.

    • @JeffreyB 1983 I financed my land easily through a local bank in Tennessee. They are very easy to work with if the purchase amount is close to what the land is actually worth. You might get better interest rates through a land or ag bank but just remember that credit worthiness and down payment amount will be variables also. Also the seller could be available to finance many properties. As for having a house on it, I think it’s better to buy the land first as you could pay it off quickly without a mortgage and 15-30 years of interest to pay. I paid m acreage off in 5 years. Also the taxes will be less until you decide to build on it or move a house onto it. Just things to consider.

    • If you move to Louisiana, keep in mind that if your mortgage payment is $900 a month, your insurance (flood, wind and fire) will also cost you another $900 a month. Also know that you're gonna have to evacuate 2 to 4 times a year during hurricane season which will cost you thousands of dollars (hotels, foods and gas).

  • Good video. I've not dealt with Realtors in Texas nor your firm. However, my experience doesn't square with the assertion that you need to check with the listing agent to determine deed restrictions. All Realtors to a person have punted this back to me to do my own due diligence to obtain a legal opinion at my own expense to determine whether my intended use may be accomplished by the parcel in question. To be kind, listing agents are not a reliable source of that information by their own admission. Again, my experience is anecdotal and does not include your firm.

    • Unfortunately sellers do not always disclose or call out potential environmental issues during initial discussions on the property. Therefore, part of the buyer’s due diligence when looking at property includes inspecting the property and looking for items that could be an environmental hazard. In previous experiences this issue has surfaced in the form of a 55 gallon barrel of oil or even old vehicle batteries that were dumped in a pit on the property. The buyer may then make the request to the seller that purchasing the property is contingent upon the seller remediating the hazardous material on the subject property.
